Carver County is currently in a neutral market, with conditions balanced between buyers and sellers. Months of supply has risen to 3.1, roughly double the level from a year ago, which eases some pressure on buyers. At the same time, the average sale-to-list ratio is still near 99 percent, showing sellers are generally close to their asking prices.

Pricing has softened compared to last year even as asking prices edge higher. The typical home value is down nearly 9 percent year over year, yet the median list price is up about 5 percent over the same period, signaling sellers’ expectations are higher than what closed sales support. While active listings have grown roughly 11 percent annually, homes sold have dropped nearly 18 percent, and pending sales are down about 6 percent, indicating slower buyer follow-through.

Market pace has cooled but not stalled, with a median of 31 days on market, slightly faster than a year ago but slower than peak spring activity. Only about 22 percent of homes sold above list in September, down from earlier this year, which gives buyers more room to negotiate while still rewarding well-priced listings. Compared with Minnesota overall, Carver County is higher priced and similarly supplied, so both sides need to be strategic.
