Pricing is adjusting to this slower contract flow, with the typical home value around $139,000 in February after a year-over-year drop of about 27 percent and a month-over-month decline of more than 16 percent. At the same time, the median list price surged to roughly $224,450, up more than 60 percent from the prior month, suggesting some sellers are still testing higher price points even as values trend lower.
Homes are taking a bit longer to move, with the median days on market jumping nearly 63 percent from last month to 44 days, though that is still down sharply from a year ago.
