Inventory in Sheridan has expanded in the latest rolling three-month view, with active listings up compared with earlier this spring. Even so, supply sits at around two months, which is lower than the broader Minneapolis market and still leans toward sellers. Contract activity has moderated year over year, with pending sales and homes sold both running below last year’s pace.

Pricing has eased in response to this slower sales flow. The typical home value is down compared with a year ago, and the median list price has fallen at an even faster rate, suggesting sellers are adjusting expectations to meet buyers.
