July’s finalized data reported the typical value of a home in the neighborhood to be $205,500—up 22.32% over the previous 12 months. For comparison, city-level data pegged home values at $308,250 in St. Paul for the most recent reporting period. That number is expected to float around $299,880 in August.

Downtown St. Paul had 41 new listings and 14 listings that went under contract in July, decreasing the area’s total available inventory to 68—down 0.0% from the previous month. Inventory is projected to have further decreased in August.

The median listing price for homes in Downtown St. Paul grew 35.68% from June to July, bringing the current median listing price to $251,000. Based on projected data for August, listing prices may continue to grow.
