Inventory in Hickory County has stayed relatively high, with about 70 active listings in August and months of supply jumping to 8.7, well above Missouri’s 3.2 months. New listings dropped sharply, down about half from the prior month, while pending sales fell more than 40 percent. Closed sales also slowed, with only 7 homes sold in August, a drop of more than a third month over month.
Prices have been adjusting to this slower contract flow. The typical home value slipped about 20 percent from July to August, and the median list price also fell by roughly 20 percent over the same period, even as Missouri’s statewide sale price rose year over year. With an average sale-to-list ratio around 92.6 percent and no homes closing above list price in August, buyers are often negotiating meaningful discounts.
Homes are taking longer to sell than a year ago, with the median days on market rising about 42 percent annually to 61 days, though that is slightly faster than in July. Combined with the much higher local months of supply compared with the state, conditions tilt toward buyers, but sellers still need to price carefully to attract offers.
