Inventory in Monroe County is relatively lean, with 39 active listings in May and months of supply dropping sharply to 2.8, down nearly half from a year ago. At the same time, homes sold rose to 12 for the month, a sizable increase from April and up more than 28 percent year over year, showing stronger contract activity moving through the pipeline.

Pricing is reacting unevenly to these shifts, as the typical home value was about $224,000 in May, down roughly 14 percent from a year earlier despite tighter supply. List prices, however, moved in the opposite direction, with the median list price up nearly 14 percent year over year, suggesting sellers are testing higher asking prices even as closed-sale values adjust.

Speed and negotiation dynamics also reflect a mixed picture, with median days on market at 51, far below levels seen late last year but slightly higher than in April.
