Year-over-year, Mexico’s housing market has become more active and a bit more expensive, based on a rolling three-month view through July 2026. Homes sold are up sharply compared to a year ago, while the typical home value and median list price have both risen, pointing to steady price appreciation.
In the latest rolling period, buyers saw a typical home value of about $174,000 and a median list price a little above $183,000. Inventory has grown modestly to 124 active listings, and with months of supply at 2.6, conditions still tilt toward sellers.
Speed of sales has shifted noticeably, with median days on market at 36 and down compared with the prior rolling period, even as the share of homes selling above list remains low.
