Year-over-year, Mexico’s housing market has seen clear upward movement in both prices and activity. The typical home value is up about 8% compared to a year ago in this rolling three-month view, while homes sold and pending sales have each jumped by more than 80%, signaling much stronger demand than last year.

Momentum in new listings and inventory has also picked up. Active listings are up nearly 37% from a year earlier and new listings have climbed by a similar margin, giving buyers more options even as the market has heated up.

At the same time, conditions still lean toward sellers, with only about 2.1 months of supply and homes spending a median of 50 days on the market in the latest three-month window.
