Inventory and contract activity in St. George are shifting in noticeable ways in this rolling three‑month view through May 2026. Active listings are almost unchanged from a year ago, but new listings have inched up slightly while homes sold are down more than 30 percent year over year. Pending sales, however, are up more than 20 percent from last year, suggesting more properties are getting under contract even as closings lag.

Prices are adjusting alongside these changes in pace. The typical home value over the last three months is down about 10 percent year over year, and the median list price has fallen much more sharply, dropping by more than a third from a year ago. Sellers are pricing more conservatively, yet homes are still commanding close to asking, with the average sale‑to‑list ratio just under 100 percent.

Conditions feel less frenzied than in the past, with months of supply roughly doubling from a year ago to about two months, even though it still reflects a seller’s market overall. Homes are taking longer to move, with the median days on market jumping compared with last year, but more than 40 percent still go off market within two weeks and over a third sell above list.
