Year-over-year, Lincoln County’s typical home value has climbed more than 30 percent, rising to about $567,000 in May 2026. By contrast, Montana as a whole has seen only a small increase of under 3 percent, showing how much faster prices here have been moving than the state average.

In the latest monthly snapshot, new listings have surged more than 50 percent from a year ago and nearly doubled from April, bringing active inventory up about 7 percent year-over-year. With 11.1 months of supply compared with roughly 5.5 months for Montana overall, buyers are seeing a market that leans strongly in their favor on the supply side.

Sales activity has also picked up, with homes sold up roughly 15 percent year-over-year and pending sales up around 31 percent, even as typical days on market have lengthened significantly to about six months.
