New listings have nearly doubled compared with last year, even rising close to 20 percent just since May. Supply has expanded much faster than sales, pushing months of supply to about 14.6, far above Montana’s roughly 5.7 months and signaling a solid buyer’s market locally. No recent sales have closed above list price, and only three homes changed hands in June, underlining the leverage buyers currently hold. Compared with the state overall, Mineral County offers more inventory and slower turnover, giving shoppers more time and options.
