Inventory in Mineral County has expanded on a monthly basis, with active listings up more than 20 percent from April to 48 homes in May 2026. At the same time, new listings have pulled back, falling over 20 percent from the prior month and more than 30 percent year over year, which may limit fresh options. Buyer activity picked up sharply, as homes sold jumped to 14 for the month, a very large increase from April and also well above last year.
Contract flow is also strengthening, with pending sales up by roughly a third month over month and more than a third compared with a year earlier. This improving demand contrasts with the broader Montana market, where months of supply sits at 5.5, while Mineral County has only 2.6 months of supply, supporting its current seller’s market label.

Despite the tighter inventory, no recent sales closed above list price, and homes are spending a median of 93 days on market, up from April and higher than some recent months.
