Inventory in University District has expanded in this rolling three-month view, with active listings up more than 30% from a year ago to 30 homes. New listings have also climbed sharply year over year, and homes sold are up nearly 50%, showing that more properties are both coming to market and finding buyers. Pending sales, however, are slightly lower than a year ago, hinting that contract activity is not keeping pace with the larger supply.

Pricing is showing clear signs of adjustment in response to these shifts. The typical home value is down roughly 9% from a year earlier, while median list prices have slipped more modestly, indicating sellers are gradually aligning expectations with what buyers are willing to pay.

Compared with the city as a whole, University District remains higher-priced, but the gap has narrowed as local values have come down while Missoula’s have held relatively steady. No recent sales closed above list price, and a majority of homes still go off the market within two weeks, underscoring the importance of sharp pricing and strong listing strategies.
