Year-over-year, Montana City’s rolling three-month data shows softer prices but much more activity. The typical home value is down compared with last June, with median sale prices falling about 17 percent. Even with that pullback, homes are still changing hands at a much faster pace than a year ago.

With no homes selling above list price and more inventory available, buyers may find extra room to negotiate, while sellers still benefit from strong demand and higher activity levels.
