Pondera County currently leans toward sellers, with the market gauge at 44, yet conditions look very different from the broader Montana market. Typical home values sit around $184,000, well below the state’s median sale price of about $513,000, and values are down roughly 5% from a year ago. Listing prices have also eased, with the median list price falling nearly 8% year over year and more than 20% from last month.

Inventory and pace tell a more complicated story. Active listings dropped about 46% compared with last year, but months of supply has surged to about 10 months, nearly double the statewide figure of 5.5 months, signaling slower turnover. Homes are taking a long time to sell, with the median days on market near 191, even though that is a sharp month‑over‑month improvement.

Only two homes sold in May, down nearly half from a year ago, while new listings are also off more than 50% year over year and pending sales are down about 57%.
