Huntridge currently leans toward sellers, with the market gauge at 31 out of 100. Inventory has expanded to 5.7 months of supply in the latest rolling three-month period, sharply higher than a year ago. At the same time, homes are still selling in a median of 36 days, noticeably faster than last year.
Pricing shows only modest upward movement year over year, with the typical home value up about 2 percent. List prices, however, are down slightly from a year ago, and the average sale-to-list ratio has edged just under 97 percent, signaling that buyers have a bit more room to negotiate than before. The share of homes selling above list sits around 21 percent and is similar to last year, which suggests that the most desirable properties can still attract strong offers.
On the supply side, active listings are up about 20 percent from a year ago, while new listings have jumped more than 28 percent, giving buyers more options than they had last year. Even with that added choice, closed sales are down slightly year over year and pending sales are up, indicating that demand remains present but more balanced. Compared with the broader Las Vegas market, Huntridge has more months of supply and slightly lower prices, which may appeal to value-focused buyers.
