Paradise currently leans toward sellers, with the market gauge indicating a seller’s market even as conditions cool compared with prior years. Inventory has grown to roughly 5.9 months of supply in this rolling three-month view, up sharply year over year and suggesting buyers have more options than before.

Home values are slightly lower than a year ago, with the typical sale price down a bit while the median list price is roughly flat year over year. At the same time, the share of homes selling above list has declined compared with last year, and the average sale-to-list ratio has eased to just under 97 percent, pointing to less aggressive bidding.

Activity levels show a mixed picture, as active listings are up from a year ago while both homes sold and new listings have slipped year over year. Homes are taking longer to sell on average, with the median days on market moving higher compared with last spring, even though a notable share still goes off the market within two weeks.
