Coos County’s housing market has shifted noticeably over the past year, with typical home values up more than 30 percent year over year. Homes sold have climbed by more than a third compared with last July, indicating stronger buyer activity despite higher prices. At the same time, inventory has expanded by over 20 percent, giving shoppers more options than they had a year ago.

July’s numbers show a market balancing out from recent extremes. The typical home value sits around the mid-$260,000s, while the median list price is somewhat higher, reflecting sellers testing the upper end of the market. Buyers saw more choices with 385 active listings, yet only 78 new listings came on the market, down sharply from the prior month and hinting that fresh supply is tightening.

Conditions lean toward buyers overall, with Coos County classified as a buyer’s market and about 5.1 months of supply, compared with just 2.9 months statewide. Homes are taking a median of 57 days to sell, much slower than in some parts of New Hampshire, but the share selling above list has more than doubled month over month to nearly 28 percent, and the average sale-to-list ratio has inched closer to 100 percent.
