The typical home value in Sullivan County is projected to be $350,000 for the month of June. May’s finalized data reported the typical value of a home in the county to be $350,000—down 7.89% over the previous 12 months. For comparison, state-level data pegged home values at $512,600 in New Hampshire for the most recent reporting period. That number is expected to float around $521,150 in June.

Sullivan County had 74 new listings and 60 listings that went under contract in May, increasing the area’s total available inventory to 119—up 13.33% from the previous month. Inventory is projected to have further increased in June.

Of those 119 active listings, 21.85% reduced their price in the month of May. The median listing price for homes in Sullivan County grew 13.23% from April to May, bringing the current median listing price to $447,250. Based on projected data for June, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In May 2025, the median time for a listed property to go pending was 44 days, compared to 48 days in May 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this June.
