The typical home value is up nearly 18 percent from a year ago, and the average sale-to-list ratio has climbed above 106 percent, meaning buyers are often paying over asking. The share of homes selling above list price has surged by about 20 percentage points year over year to nearly 85 percent, underscoring strong seller leverage.
