Year over year in May 2026, Camden County’s typical home value rose modestly, while the median list price climbed a bit faster, pointing to steady price appreciation. Active listings increased more than 14% from a year ago and months of supply jumped about 41%, so buyers now have more options even though conditions still lean toward sellers.

In the latest monthly snapshot, inventory reached 1,830 active listings, up nearly 8% from April, while new listings advanced just over 8%. Homes sold picked up almost 20% month over month to 510, and pending sales also grew, showing that demand remains solid as more properties come on the market.

Selling conditions are still strong, with a market gauge signaling a seller’s market and over half of recent sales closing above list price, even as the share sold above list has dipped slightly year over year. Median days on market dropped sharply from April to just 25 days, yet homes are staying on the market much longer than a year ago, reflecting a gradual rebalancing. Compared with New Jersey overall, Camden County’s prices sit below the statewide median and supply is tighter than the state’s 3.2 months of inventory, which keeps local competition elevated.
