Wanaque’s rolling three-month data through May 2026 shows home values up compared to a year ago, with the typical home value rising about 5% year over year. Active listings are also higher than last year, climbing roughly 25%, which gives buyers more options than they had in 2025. At the same time, the share of homes selling above list price has fallen nearly 20% year over year, a sign that bidding wars have eased from earlier peaks.

Activity levels have shifted as well, with homes sold down about 22% year over year while new listings are up more than 20%, tilting conditions a bit toward buyers. Pending sales have edged up compared to last year, and nearly 47% of recent closings still finish above list price, with an average sale-to-list ratio just under 104%.
