San Miguel County is seeing more homes come onto the market, with active listings up about 21 percent from last month and nearly 19 percent higher than a year ago. New listings also jumped almost 29 percent month over month and more than 27 percent year over year, giving buyers more options than before. Even with more choices, closed sales dropped about 25 percent from April and more than 27 percent compared with last year, signaling slower follow-through to the closing table.

Prices are adjusting alongside these shifts. The typical home value, based on recent sale prices, is down sharply, falling more than 34 percent since April and just over 30 percent compared with last May, and it now trails the statewide New Mexico median by a wide margin. List prices are holding up better, with the median list price edging slightly higher month over month while sitting a bit below last year’s level.

Timing dynamics highlight a fast-moving segment within a slower overall environment. The median days on market plunged from 121 days in April to just 13 days in May, yet months of supply climbed to 7.9, far above the state’s 3.8 months and consistent with a buyer’s market reading. A small but rising share of homes, about 11 percent, sold above list price, while the average sale-to-list ratio sits just over 96 percent, showing buyers still have some room to negotiate.
