Inventory in Santa Fe County has edged up, with active listings rising slightly from last month and sitting above last year’s levels. At the same time, new listings dipped month over month, and pending sales jumped more than 20 percent, signaling that buyers are writing more offers even as fresh supply slows.
Pricing is adjusting to this push and pull. Typical home values are up more than 13 percent compared with a year ago, yet the median list price is down year over year and has fallen from July, suggesting sellers are moderating their asking prices even as overall values trend higher.
Conditions lean neutral, with about five and a half months of supply compared with roughly four and a half months statewide in New Mexico, and homes taking a median of 63 days to sell.
