Prices show a mixed picture as the market adjusts to these supply and demand shifts. The typical home value sits around $600,000, down 7.67% from a year earlier, yet edging up 1.18% month over month and projected to reach $603,500, while the median list price jumped 12.4% month over month to about $708,000 and is projected at $747,050.
Homes are taking longer to sell overall, with a median of 87 days on market, up 42.62% from last year but down 19.44% from the previous month as some momentum returns. With 3.9 months of supply, 18.86% of listings cutting prices, and only about 10.61% of homes selling above list at roughly 97.5% of asking, conditions lean toward a soft seller’s market compared with New Mexico as a whole, where typical values are closer to $379,100.
