Homes are taking longer to sell, with the median days on market reaching 62 days in June, up sharply from May and much higher than a year earlier, while months of supply sits at 5.2, notably higher than the statewide level of 3.8 months in New Mexico. Because only about 10% of homes are selling above list price and closed sales are up a few percent year over year, conditions reflect a neutral market that requires careful pricing and strategy.
