Los Alamos is currently a strong seller’s market, reflected in a very low 1.3 months of supply in this rolling three-month view through May 2026. Homes are moving quickly, with a median of just 8 days on market and an average sale-to-list ratio slightly above 100 percent, indicating buyers are often paying at or just above asking prices.

Behind that seller-leaning balance, listing and sales activity show mixed year-over-year shifts. Active listings are down more than 16 percent compared with a year earlier, while new listings have decreased about 11 percent, limiting options for buyers even as demand persists.
