Inventory and contract activity in Cayuga County shifted notably in August 2026, with 287 active listings, up about 12 percent from a year ago. New listings and pending sales both climbed year over year by roughly 14 percent, yet closed sales fell more than 22 percent, suggesting more homes are entering the pipeline than actually reaching the closing table.
Prices are showing only modest movement in response to these shifts, as the typical home value rose about 2 percent from last year while the median list price was nearly flat. At the same time, the share of homes selling above list price declined to 36.3 percent and the average sale-to-list ratio edged down to just over 97 percent, indicating buyers have slightly more leverage than they did a year ago.
Conditions still lean toward sellers, with Cayuga County’s 4.8 months of supply above the New York state level of 3.6 months but the area still classified as a seller’s market. With median days on market at 48, homes are taking a bit longer to sell than a month ago, though they are moving a bit faster than last year.
