February’s finalized data reported the typical value of a home in the neighborhood to be $2,625,000—up 105.88% over the previous 12 months. For comparison, city-level data pegged home values at $1,375,000 in Manhattan for the most recent reporting period. That number is expected to float around $1,325,000 in March.

Union Square had 25 new listings and 22 listings that went under contract in February, increasing the area’s total available inventory to 54—up 8.0% from the previous month. Inventory is projected to have further increased in March.

The median listing price for homes in Union Square fell 0.0% from January to February, bringing the current median listing price to $1,895,000. Based on projected data for March, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
