Year over year, NoHo’s rolling three-month prices have cooled notably, with the typical home value down almost 30 percent while Manhattan as a whole has seen prices rise. Listing prices in the neighborhood are also down double digits from last year, underscoring a clear reset from recent peaks.
In the latest rolling three-month window through June 2026, the typical home value is about $3.0 million, with a median list price closer to $3.6 million. Homes are taking much longer to sell than a year ago, with median days on market jumping dramatically to 44 days, and inventory has built up to around 10 months of supply even as active listings are slightly below last year.
Despite softer pricing, buyer interest is still evident, with pending sales up more than 50 percent year over year even though the number of homes sold has dropped by about a third. No properties have closed above asking in this period and the average sale-to-list ratio sits just under 99 percent, signaling that negotiation room has opened up.
