July’s finalized data reported the typical value of a home in the neighborhood to be $1,567,350—down 15.94% over the previous 12 months. For comparison, city-level data pegged home values at $895,000 in New Rochelle for the most recent reporting period. That number is expected to float around $887,500 in August.

Forest Knolls had 8 new listings and 7 listings that went under contract in July, decreasing the area’s total available inventory to 4—down 0.0% from the previous month. Inventory is projected to have further decreased in August.
