Home values in Westchester County have climbed over the past year, with the typical home value up about 6 percent compared to last July. Homes sold also increased year over year by just over 9 percent, showing stronger closing activity. At the same time, the share of homes selling above the list price rose to nearly two-thirds of all sales, indicating firmer buyer demand than a year ago.
In the latest monthly snapshot for July 2026, the typical home value reached about $957,000 while the median list price trended lower than last month. Active listings edged down slightly from June, but are still a bit higher than a year ago, suggesting buyers have somewhat more choice than last summer even as new listings just posted a solid year-over-year gain. Homes are taking a median of 21 days to go under contract, which is almost unchanged from June but modestly longer than last year, and the average sale-to-list ratio has inched up to just over 106 percent.
Supply conditions illustrate why Westchester is still classified as a seller’s market, with only 1.9 months of inventory compared with about 3.7 months statewide in New York.
