Year-over-year, Westchester County’s typical home value is up about 8%, while median list prices have climbed nearly 10%. At the same time, homes sold are down more than 16% compared with last May, and new listings have slipped slightly. Months of supply has risen almost 38% over the past year, indicating more inventory for buyers than a year ago, yet the area is still classified as a seller’s market.

Looking at May 2026 specifically, the typical home value stands around $867,000, with a median list price close to $879,000. Buyers have a bit more to choose from with about 2,600 active listings, and homes are sitting a median of 25 days on the market, though that is still faster than many longer-term norms.

Demand pressure is evident, as over 60% of homes are selling above list price and the average sale-to-list ratio is just above 105%. Pending sales jumped nearly 20% from April, even as new listings fell by double digits, suggesting buyers are acting quickly when the right home appears. Compared with New York State overall, Westchester’s home values are significantly higher and supply slightly tighter, with fewer months of inventory than the state average.
