In the latest June snapshot, the median sale price stands around $937,000 while the median list price has dipped from last month. Inventory is relatively limited at about 2.1 months of supply, well below New York State’s 3.8 months, reinforcing a seller’s market locally.
Sales activity has accelerated into early summer, with homes sold jumping about 55 percent from May and pending sales up more than 7 percent from last year. Listings are spending a median of 21 days on the market, down notably from May, even though that’s about 10 percent longer than a year ago. Competition is intense, with roughly 64 percent of homes closing above list price and the average sale reaching about 106 percent of asking. With new listings slightly higher than last year but down month over month, buyers face limited choices while sellers benefit from strong pricing power.
