Westchester County home values in August 2026 were up compared with a year earlier, with the typical sale price rising about 5 percent year over year. At the same time, the share of homes selling above list price climbed to about 59 percent, up roughly 6 percent from last year. Inventory also increased modestly over the past year, with active listings rising about 5 percent.
Looking at the latest monthly snapshot, prices have eased from early-summer highs, with the typical home value down about 5 percent from July. New listings fell sharply month over month, dropping more than a quarter, while pending sales and closed sales each pulled back modestly, signaling a cooler late-summer pace after a busy spring and early summer.
Even with those shifts, Westchester still leans toward sellers, with only about 1.9 months of supply compared with 3.6 months across New York State as a whole. Homes spend a median of 25 days on the market, and the average sale-to-list ratio sits near 105 percent, showing that many buyers are still bidding up desirable properties.
