Inventory is tightening and buyers have more to look at than a few months ago. Active listings climbed to 73 in May, up more than a third from April, while new listings jumped 56 percent over the month. Even with this increase, months of supply sits at just 2.9, keeping Seneca County in seller’s market territory compared with New York State’s 4.1 months of supply.

Homes are moving more quickly again after a slower winter stretch. The median days on market dropped to 10 in May, less than half of April’s level, even though it is still higher than a year ago. Contract activity is mixed, with homes sold flat from April but pending sales surging more than 70 percent month over month, pointing to steady demand under current conditions.

Pricing is showing sharp month-to-month shifts as the market adjusts to this flow of listings and offers. The typical home value is about $192,000, up strongly from April but down compared with last year, while the median list price has leapt more than 60 percent month over month and over 40 percent year over year. Sellers are achieving strong leverage, with 67 percent of homes closing above list price and an average sale-to-list ratio of about 104 percent.
