Inventory in Seneca County stayed relatively tight in June, with 74 active listings, down sharply from a year ago. New listings also trended lower year over year, and homes sold declined compared with last June. Even with fewer closings, pending sales were up strongly from a year earlier, pointing to solid contract activity.

Prices showed a mix of stability and short-term fluctuation. The typical home value in June inched up compared with last year, while the median list price was also slightly higher year over year despite a steep drop from May’s unusually high level.

Speed and negotiation patterns suggest conditions still lean toward sellers, though not as intensely as before. Median days on market stood at 16, far quicker than earlier in the year, and months of supply at 3.6 kept Seneca County close to New York State’s overall 3.8 months. A smaller share of homes sold above list price than last year, and the average sale-to-list ratio edged down, signaling buyers have regained a bit of leverage.
