Concord’s rolling three-month data shows notable year-over-year shifts in both prices and activity. Typical home values are down about 7 percent from a year ago, even as the median list price is up nearly 10 percent, pointing to a wider gap between seller expectations and closed sale prices. Looking at the latest rolling period through July 2026, buyers are seeing more options but slower turnover.
