At the same time, the median list price is down sharply from last year, suggesting sellers are pricing more realistically to meet buyers. Active listings have dropped by more than a third over the year, pointing to tighter inventory even as values edge higher.

Looking at the latest rolling three-month period ending in April 2026, supply and demand show a mixed picture.
