South Beach’s rolling three-month numbers show notable year-over-year shifts. Typical home values are up more than 20 percent compared with a year ago, rising to around $825,000. About a third of recent sales closed above list price and the average sale-to-list ratio is just under 99 percent, so well-priced homes still attract solid offers. Compared with Staten Island overall, South Beach has higher typical values and somewhat more supply, adding nuance for anyone weighing options across the borough.
