Inventory in Sedgwick has loosened up in this rolling three-month view, with active listings up sharply from a year ago and months of supply rising to about three months. New listings have inched higher year over year, and pending sales show a strong double-digit increase, signaling more buyers are writing contracts. Homes sold have also climbed compared with last year, suggesting that the additional inventory is being met with solid demand.

Pricing, however, is adjusting downward from the prior year. The typical home value is down more than 20 percent year over year, and the average sale-to-list price ratio has slipped compared with last spring even after a recent month-to-month bump.

Compared with the broader city of Syracuse, Sedgwick’s home values run higher while inventory conditions look similar.
