Inventory in The Bronx has eased slightly, with about 1,378 active listings in April and a small month-to-month uptick. New listings, however, fell nearly 15 percent from March and are down more than 11 percent compared with last year, signaling fewer fresh options coming to market. Homes going under contract rose almost 11 percent month over month, suggesting that buyers are still engaging even as fewer new properties are listed.

Pricing is responding to this mix of steady demand and softer new supply. The typical home value reached roughly $683,000 in April, up more than 12 percent from March and almost 9 percent higher than a year ago. Sellers are achieving close to asking price, with the average sale-to-list ratio near 99 percent and about one in four homes selling above list price. At the same time, the median list price has climbed sharply month over month, while showing only a slight increase year over year, hinting that sellers have recently become more ambitious on pricing.

Conditions lean toward buyers overall, with months of supply at 6.8, higher than in March and signaling more choices and leverage than in a tight seller’s market. Yet homes are taking longer to sell, with a median of 69 days on market, up modestly from last month and much higher than a year ago, which can reward patient buyers and motivate realistic pricing from sellers.
