Inventory in Beaufort County has been building, with active listings up about 11 percent year over year to 244. New listings also climbed more than 10 percent from last year, while homes sold dropped over 36 percent. Pending sales are still slightly above last year, suggesting some steady contract activity even as closings slow.
Pricing has been moving upward in response to these dynamics, with the typical home value rising more than 16 percent from a year ago and now sitting above the statewide median. At the same time, the median list price is up about 11 percent annually, but only a small share of properties, under 4 percent, are closing above list.
