Inventory in Beaufort County is fairly steady, with 231 active listings in May and a modest month-over-month increase. New listings rose 18 percent from April, yet they are down more than 11 percent compared with last year, suggesting fewer fresh options than buyers might expect. Pending sales dipped nearly 8 percent from the previous month, even as closed sales held flat at 38 and are up more than 30 percent year over year.

Prices are reacting to this mix of supply and demand. The typical home value climbed to about $399,000 in May, jumping more than 27 percent from April and rising roughly 25 percent compared with a year earlier, outpacing the statewide gain of about 1 percent. Sellers are still negotiating, with the average sale-to-list price ratio at about 96 percent and only about 17 percent of homes closing above asking.

Conditions land in neutral territory overall, with about 5.2 months of supply compared with 4.3 months across North Carolina and a median of 50 days on market. Homes are not flying off the shelf, but more than 30 percent still go under contract within two weeks, showing that well-priced properties can move quickly.
