Inventory in Beaufort County held steady in June, with 223 active listings and 3.8 months of supply, pointing to a soft buyer’s market. New listings dropped sharply from May, falling about one quarter month over month and more than one third from last year, so fresh options are coming to market more slowly. Even with fewer new listings, closed sales jumped more than 30 percent from May and were up over 50 percent compared with a year ago, showing that buyers are still moving ahead when they see the right home.

Prices are adjusting as this activity plays out. The typical home value around $376,000 is nearly 10 percent higher than a year ago, yet it slipped roughly 6 percent from May, and the median list price is down both month over month and year over year. Sellers are also seeing fewer bidding wars, with only about 13 percent of homes selling above list and an average sale-to-list ratio near 97 percent, which means many properties are closing slightly under asking.

Timing has become more important, as homes now take a median of 56 days to sell, far longer than last summer’s quicker pace but still allowing committed buyers time to decide. Compared with North Carolina overall, Beaufort County has similar sale prices but a bit less inventory and slightly lower supply than the state’s 4.4 months, keeping conditions favorable for well-prepared buyers.
