Beaufort County is seeing a slower pace of activity with just 21 homes sold in July, down sharply from the prior month and from a year ago. New listings inched up to 47 and active inventory hovered around 224 homes, so options for buyers have expanded relative to closed sales. Pending sales rose month over month to 38, suggesting some recent pickup in contracts even as overall closings lag.

Pricing is adjusting to this shift in demand and supply. The typical home value in July was about $319,000, down notably from June but still slightly higher than a year earlier, while the median list price climbed more than 24 percent year over year to roughly $348,000.

Homes are taking longer to sell, with the median days on market stretching to 64 days and months of supply jumping to 9.3, firmly in buyer’s market territory compared with North Carolina’s 4.3 months. Sellers are also seeing less pricing power, with the average sale-to-list ratio at about 96 percent and no recent sales closing above list price, a clear contrast to earlier months when bidding above asking was more common.
