Inventory in Washington has shifted notably in this rolling three-month view, with active listings down compared with last year while months of supply has risen sharply to 7.2 months. Contract activity has cooled, as homes sold are down nearly half year over year and pending sales have fallen by roughly a third, indicating slower turnover.
Prices, however, are still moving upward despite softer demand. The typical home value is up more than 12 percent from a year ago and the median list price has climbed nearly 9 percent year over year, suggesting sellers are still testing higher price points.
Buyers are taking longer to commit, with median days on market increasing about 24 percent from last year, yet more than a quarter of homes still go off market within two weeks and about 17 percent sell above list price.
