Inventory in Pitt County has expanded, with about 918 active listings in May, up noticeably from a year ago and rising more than 6 percent since April. Contract activity is keeping pace, as 281 new listings came on the market and 255 went under contract, while closed sales climbed roughly 11 percent month over month to 207.

Pricing is responding to this fuller pipeline in mixed ways, with the typical home value around $305,000, almost 8 percent higher than a year ago. At the same time, the median list price has edged slightly below last year and sits under recent sale prices, and the average sale-to-list ratio of about 99 percent shows that most homes are trading very close to asking.

Time on market and supply levels point to conditions that still lean toward sellers but with more breathing room for buyers. Homes are taking a median of 46 days to sell and months of supply is about 3.5, which is tighter than North Carolina’s statewide 4.3 months but higher than Pitt County saw last year.
