Year-over-year trends in Virginia Beach show home values moving higher, with the typical home value up about 5 percent in this rolling three-month window. Median list prices climbed even faster, rising roughly 9 percent compared with a year ago. At the same time, the share of homes selling above list dipped slightly from last year, suggesting buyers have gained a bit more room to negotiate than in previous peak periods.

Looking at the latest rolling three-month period ending in May 2026, inventory and activity have shifted in different ways. Active listings are almost unchanged from a year ago, while homes sold and pending sales are each down a few percent, pointing to slightly softer demand than last spring. Yet new listings are up modestly year over year, and months of supply has edged higher to about two months, still consistent with the current label of a seller’s market.
