Parkwood’s rolling three-month snapshot shows a noticeable buildup of inventory and activity. Active listings are up sharply year over year, rising more than threefold to 30, while new listings are up over 350 percent. Pending sales have also jumped more than 70 percent from a year ago, signaling that buyers are engaging even as choices expand.

Prices are responding to this renewed flow of homes and contracts. The typical home value over the rolling period is about $408,000, up nearly 10 percent from a year earlier, even though the median list price is slightly lower than last year. Homes are taking a median of 17 days to go under contract, a much faster pace than a year ago, and roughly three-quarters of listings are going off the market within two weeks.

Even with this speed, conditions are less intense than in the past, with months of supply up sharply year over year to 6.8 and a smaller share of sales closing above the list price. The average sale-to-list ratio is just under 100 percent, suggesting sellers are pricing closer to what buyers will actually pay.
