Durham’s rolling three-month data through May 2026 shows inventory building and sales activity picking up. Active listings are up more than 20% from a year ago, and new listings have climbed nearly 15% year over year, giving buyers more options than last spring. At the same time, homes sold and pending sales are both up around 10–12% from last year, indicating solid buyer demand despite the added supply.
