Year-over-year, Siler City’s rolling three-month home values have moved noticeably higher, with the typical home value up nearly 18 percent. List prices are also higher than a year ago, but by a much smaller margin, suggesting sellers are not pushing prices as aggressively as recent sales might allow.

Conditions on the ground show a slower pace of activity, as homes sold over the period are down about 18 percent compared with last year and pending sales are off by nearly 44 percent. Despite the slowdown, the sale-to-list price ratio has edged up to about 97 percent while none of the recent sales closed above asking price, and months of supply sits around four months, consistent with a soft seller’s market that still offers buyers some negotiating room.
