The typical home value in Chapel Hill is projected to be $420,380 for the month of December. November’s finalized data reported the typical value of a home in the city to be $493,250—down 4.22% over the previous 12 months. For comparison, county-level data pegged home values at $475,000 in Orange County for the most recent reporting period. That number is expected to float around $438,750 in December.
Chapel Hill had 28 new listings and 42 listings that went under contract in November, decreasing the area’s total available inventory to 137—down 9.27% from the previous month. Inventory is projected to have further decreased in December.
Of those 137 active listings, 30.66% reduced their price in the month of November. The median listing price for homes in Chapel Hill grew 20.47% from October to November, bringing the current median listing price to $647,500. Based on projected data for December, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell sharply year-over-year. In November 2025, the median time for a listed property to go pending was 28 days, compared to 37 days in November 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this December.
