Year-over-year, Chapel Hill’s rolling three-month data shows notable price growth, with the typical home value up more than 15 percent while median list prices are also higher. At the same time, homes are taking much longer to sell than a year ago, as median days on market have surged and months of supply has climbed by more than 70 percent, signaling a shift toward a more balanced environment.
Looking at the latest rolling period through July 2026, buyers are seeing a wider selection with active listings up more than 20 percent compared with last year and sitting around the mid-400s. Even with this added inventory, demand is steady, with homes sold and pending sales both up mid–single digits from a year ago, suggesting that properties are still finding buyers at a solid pace.
Conditions show sellers have lost some of the extreme leverage seen in past years, as only about one in four sales now closes above list price and the average sale-to-list ratio has edged just under 99 percent.
