Year-over-year, Chapel Hill’s rolling three-month home values have moved higher, with the typical home value up around 11 percent compared with last year. Listing prices have also risen, but at a more modest pace, indicating that sellers are asking more while buyers are still finding some relative value.

In the latest rolling three-month period ending in April 2026, inventory has expanded notably, with active listings up about 24 percent from a year ago. New listings have grown at a similar rate, yet homes sold have slipped compared with last year, hinting that buyers have more options and are taking longer to commit.

Market balance has shifted compared with earlier years, as months of supply has climbed sharply year over year to roughly four and a half months, and the share of homes selling above list price has fallen from prior highs. Even so, more than half of homes are still going off the market within two weeks and the average sale-to-list ratio remains close to 99 percent, showing that well-priced homes continue to attract strong interest.
