Year-over-year, Chapel Hill’s rolling three-month view shows prices trending higher while some heat has come out of bidding wars. The typical home value is up about 16% compared with a year ago, yet the share of homes selling above list has dropped to roughly 24%, down noticeably from last spring.

Inventory and new listings have climbed over the past year, giving buyers more options than they had in 2024. Active listings are up more than 25% year over year, and new listings have risen by about 16%, while months of supply has expanded to around four months, roughly double last year’s level.

Looking at the latest rolling period through May 2026, homes are taking longer to sell than they did last spring, with a median of 29 days on the market compared with single-digit days in mid-2024.
