Over the latest rolling three-month period ending in April 2026, Apex home values show modest upward movement compared with a year earlier. The typical home value is up slightly year over year, while the median list price has inched higher as well. Inventory has expanded notably since last year, with active listings up by double digits and months of supply climbing from around one month last spring to 3.2 months now.

Recent activity highlights a market that is busier but less heated than in prior years. Homes now sit on the market a median of 42 days in the current three-month window, far longer than the single-digit days seen in spring 2024, indicating buyers have more time to decide. At the same time, the share of homes selling above list has dropped sharply from more than 45 percent last year to under 20 percent, and the average sale-to-list ratio has eased to just under 99 percent, signaling sellers are negotiating more.
