Raleigh’s rolling three-month data through May 2026 shows a market that has cooled modestly from a year ago. Typical home values are down slightly year over year, and the share of homes selling above list has eased compared with last spring. Inventory has increased over the past year, giving buyers more options than they had in 2024.

Looking at the latest period, activity has picked up this spring. Homes sold in the latest three-month window are up from a year ago, and new listings have also risen, helping to refresh the pool of available properties. Median days on market sits at 34, much higher than last year’s very fast pace, indicating buyers generally have more time to decide. Months of supply is around three and a half, pointing to more balance even though conditions still lean toward sellers.

Pricing dynamics show a more measured environment. The average sale-to-list ratio is just under 99 percent, and only about 19 percent of homes are closing above list, a notable shift from the overheated conditions of the past few years. At the same time, more than 40 percent of homes are still going off the market within two weeks, so well-priced listings can move quickly.
