Raleigh’s rolling three-month data through May 2026 shows a market that has cooled modestly from a year ago. Typical home values are down slightly year over year, and the share of homes selling above list has eased compared with last spring. Inventory has increased over the past year, giving buyers more options than they had in 2024.

Homes sold in the latest three-month window are up from a year ago, and new listings have also risen, helping to refresh the pool of available properties.
