Year over year, Watauga County’s typical home value has inched up while list prices have moved down. Compared with last July, the typical home value is a bit higher, but the median list price has dropped by double digits. Inventory has also risen slightly from a year ago, giving buyers more options than they had last summer.

Looking at July 2026 specifically, there were 723 active listings and 87 homes sold, with new listings and closed sales both down compared with last year. Months of supply has grown sharply over the past year to 7.5 months, reinforcing the area’s current status as a buyer’s market and contrasting with the tighter 4.3 months of supply seen across North Carolina overall.

Homes are taking much longer to sell than a year ago, with the median days on market up significantly to 66 days in July. Only about 10% of properties are selling above list price and the average sale-to-list ratio is just under 97%, suggesting sellers are often negotiating off asking prices. At the same time, pending sales jumped more than a third from June to July, showing that motivated buyers are still active when homes are priced well.
