Ashland County is seeing more homes moving through the market, with 65 new listings in May and 58 going under contract. Active inventory edged up to 134 homes, and 50 properties closed during the month. With just 1.7 months of supply, conditions still lean toward sellers.

Prices are adjusting alongside this increase in activity. The typical home value reached about $234,000, up more than 5% from a year ago, while the median list price climbed nearly 12% year over year. Time on market has lengthened, with the median now at 32 days compared with much faster selling times last year, even as more homes sell above list and the average sale-to-list ratio stays close to 98%. Compared with Ohio overall, Ashland County has tighter inventory than the state’s 2.7 months of supply, but its typical home value remains below the statewide median price, which may appeal to value-focused buyers.
