Buyers in Ashland County are seeing a tight supply, with only 63 homes on the market and no increase from the previous month. Even with limited inventory, activity is strong, as 73 homes went under contract and 56 new listings came on. Pending sales are up about 35 percent from last year, showing that demand is outpacing the number of homes available.

Home values have risen quickly over the past year, with the typical home value up about 25 percent to $262,600, nearly matching the Ohio average of $263,500. At the same time, homes are moving faster month over month, with median days on market dropping to 34, even though that number is still higher than a year ago.

Pricing is adjusting to this fast pace, with a low 1.3 months of supply and Ashland County measured as a strong seller's market at 9 out of 10 on the market gauge. Sellers are often achieving near asking price, as the average sale-to-list ratio sits just under 0.99, and about 30 percent of homes still sell above list even with roughly 29 percent seeing price drops.
