Springdale’s rolling three-month numbers show prices have pushed higher over the past year. The typical home value is up about 6 percent year over year, and median list prices have risen at a similar pace. Homes sold have increased more than 35 percent from a year ago, pointing to stronger closed activity despite shifting conditions.

Looking at the latest rolling period through May 2026, buyers are seeing more options, with active listings up nearly 30 percent year over year and about 42 homes on the market. Inventory still leans toward sellers, though, with only 2.1 months of supply and the market classified as a seller’s market.

Homes are taking longer to move than they did a year ago, with the median days on market now around a month and a half in this rolling window. Even so, roughly a third of recent sales closed above list price, and the average sale-to-list ratio is just over 100 percent, showing that well-priced homes can still attract strong offers.
