Year-over-year, Ottawa County’s typical home value in May 2026 is slightly lower, dipping just over 1 percent, while the median list price is up more than 8 percent. Active listings are down about 9 percent from a year ago, yet new listings have increased more than 9 percent, signaling fresh options hitting the market. Homes are also moving much faster, with median days on market dropping roughly 78 percent compared to last May.

In the latest monthly snapshot, the typical home value stands around $341,000 and the median list price is close to $336,000, reflecting a notable jump in values from April. Inventory has edged up to 308 active listings, and months of supply has risen to 4.4, even as it remains well above Ohio’s statewide level of 2.7 months.

Sales activity shows some mixed signals, with 59 homes sold in May, nearly flat year-over-year, while pending sales are down about 15 percent from last year but up more than 10 percent from April. Roughly 18 percent of homes are selling above list price and the average sale-to-list ratio is a bit over 96 percent, suggesting sellers still hold some leverage in this seller’s market.
