Seneca County currently leans toward sellers, with the market gauge at 38 and just 2.2 months of supply. Active listings are relatively limited at 142, and inventory is down more than 10 percent compared with last year. At the same time, homes still sell close to asking, with an average sale-to-list ratio just under 100 percent.
Prices have moved up notably over the past year. The typical home value is about $189,000 in July, reflecting more than 20 percent appreciation year over year, while the median list price has jumped nearly 44 percent. Even with these gains, Seneca County’s prices remain well below the Ohio median of about $280,000, which may help keep buyers engaged despite tighter inventory.
Sales activity has cooled from last year, with homes sold down about 7 percent and new listings off more than 17 percent, and pending sales have dropped nearly 20 percent year over year. Homes are taking a bit longer to go under contract than in early summer, with the median days on market rising to 48 in July after a shorter stretch in June. Roughly one-third of homes are still selling above list price, but that share has eased from the prior month, suggesting slightly less bidding pressure than before.
