Toronto, OH currently leans toward sellers, with the market gauge signaling a seller’s market. Months of supply sits at 3.8 in this rolling three-month view, up more than 40 percent from a year ago, suggesting conditions are gradually easing. At the same time, typical home values have risen about 5 percent year over year, highlighting steady price growth despite the shift toward more balance.
Prices have been moving higher while listing activity has thinned. The median list price is up more than 11 percent year over year, even as active listings have fallen roughly 14 percent and closings are down nearly 10 percent.
Homes are taking longer to sell, with the median days on market around 80, up about 21 percent from a year earlier, signaling buyers have more time to make decisions. Very few properties are selling above asking price, and the share doing so has dropped from last year, though sellers are still achieving an average sale-to-list ratio just over 97 percent. Pending sales have climbed nearly 18 percent year over year, indicating that demand is still present even as conditions cool.
