Year over year, Vinton County has seen home values surge much faster than the state overall. The typical home value is up more than 110 percent compared with last September, far outpacing Ohio’s roughly 6 percent gain. At the same time, homes are spending about 19 percent fewer days on the market than a year ago, even though conditions tilt toward buyers.

Active listings are slightly lower than last year and months of supply has nearly tripled over the same period to 7.8 months, much higher than Ohio’s 3 months of supply, signaling stronger negotiating power for buyers. Yet fewer homes are changing hands, with homes sold down about 27 percent and pending sales down nearly 39 percent year over year. Homes still take a median of 65 days to sell, and recent sellers have received about 95 percent of their asking price on average.
