Vinton County home values are up sharply from a year ago, with the typical home value rising about 27 percent. Sales activity has also strengthened, as homes sold increased roughly 31 percent year over year while pending sales jumped about 64 percent. Inventory has expanded at the same time, with active listings up more than 16 percent compared with last July.
Looking at July 2026 specifically, the typical home value stood around $316,500, noticeably higher than the statewide Ohio median of about $280,000. Buyers are seeing more choices, with 53 active listings and roughly 3.7 months of supply, a looser setup than Ohio’s 2.8 months but still characterized locally as a seller’s market.
Pricing dynamics have shifted in recent months, as the median list price fell nearly 18 percent from June and no homes closed above list price in July, with the average sale-to-list ratio at about 93 percent. Homes are also taking longer to sell, with the median days on market climbing to 79, up from 53 in June and much higher than a year ago.
